With such a large multi-million pound improvement programme to deliver, how do we prioritise in deciding which homes get their improvements first?
Housing Pendle’s Head of Asset Management, Angela Stuttard explains: “The starting point is our stock condition survey: this is a sample survey taken across 25% of all our homes and it identifies which homes in which areas are in need of which improvements. The last survey was carried out in 2004, although we have conducted smaller surveys since then.
“We then include health and safety considerations, repair and maintenance information and outstanding adaptation requests. We also give consideration for customer feedback and do our very best to act in the best overall interest.
“The next step is to prioritise the work in light of the ‘lifecycle’ for each element of your home, such as, the kitchen needs replacing in the next 12 months and the electric two years later. Once we’ve identified the necessary improvements for specific properties, we have tried to link improvements works together so that disruption to customers is kept to a minimum: for instance if your home requires that new kitchen and a rewire, we’ll do our best to schedule both pieces of work to take place at the same time. Similarly, we’ve combined new central heating work with new bathroom installations.
“It’s a complicated process, but prioritising like this is the fairest and most sensible way of making sure that all our customers receive the improvements they need to their home as quickly and efficiently as possible”.
